Information we collect

This site collects information only when you choose to submit it through one of our two forms — the contact form and the free mortgage guide request. Those forms collect your name, email address, phone number, state, loan goal, and any free-text message you write. We also record the consent language shown to you and the time you submitted it, along with your browser's user-agent string.

Form submissions are stored in our secure database. We also use Google Analytics 4 to understand general site usage, such as pages viewed, links clicked, and guide downloads.

How we use your information

We use the information you submit to respond to your inquiry, discuss loan options, and provide the materials you requested. We may contact you by phone, email, or SMS text message consistent with the consent you gave at submission.

How we share your information

Information is shared with Planet Home Lending, LLC and with service providers — such as our website host, database provider, analytics provider, and scheduling tool — only as needed to process and follow up on your inquiry. We do not sell your personal information.

Retention

We keep inquiry records for as long as needed to serve you and to meet recordkeeping obligations that apply to mortgage origination, then delete or de-identify them.

Access, correction, and deletion

You may request a copy of the information we hold about you, ask us to correct it, or ask us to delete it by emailing troy@troyhomeloans.net.

Calls, texts, and opt-out

You can stop text messages at any time by replying STOP. You can ask us to stop calling or emailing by telling us during any contact or by emailing troy@troyhomeloans.net. Message and data rates may apply; message frequency varies.

Cookies and analytics

Google Analytics 4 sets cookies and similar identifiers to measure site usage. You can block or delete cookies in your browser settings, and you can opt out of Google Analytics using Google's browser add-on. Blocking cookies does not affect your ability to submit a form.

Children

This site is not directed to children under 13, and we do not knowingly collect personal information from children under 13.

If you are a California resident, you have the right to know what personal information we collect and how we use and disclose it, the right to request deletion, the right to request correction, and the right to opt out of the sale or sharing of personal information.
